Land Clearing — Case Study
A developer needed 8 acres of mixed timber and dense brush cleared in Mineral, VA to prepare the land for a new residential subdivision. Lake Anna Tree Service handled the full clearing scope — felling mature hardwoods, processing understory brush, grinding stumps, and hauling debris — delivering a clean, graded-ready site on schedule in 2023.
The 8-acre parcel was heavily wooded with a mix of mature hardwoods — primarily oak, hickory, and poplar — and a thick understory of briars, scrub brush, and young saplings. Several large-diameter trees required careful directional felling to avoid damaging adjacent property. The developer needed the entire parcel cleared and debris-free before the civil engineer could begin grading and road layout for the subdivision plat.
We mobilized a full clearing crew with chainsaw teams for the large timber and the Case TV450B tracked skid steer with disc mulcher for the understory and mid-size trees. Large hardwoods were felled in sections, limbed on the ground, and bucked into manageable lengths for the wood chipper. The disc mulcher processed everything under 8 inches in diameter in place, dramatically reducing the volume of material to haul. Stumps were ground flush with grade throughout. Debris was chipped and hauled off-site in dump trucks, leaving the parcel clean and ready for the civil crew.
All 8 acres were cleared, stumps ground, and debris removed in five working days. The developer's civil engineer was on-site the following week to begin grading and road layout. The subdivision broke ground on schedule. Clearing a job this size with a combined chainsaw-and-mulcher approach kept costs lower than a bulldoze-and-burn method and left the topsoil intact for the grading contractor.
