How Much Does Land Clearing Cost in Virginia? (2026 Guide)
Real price ranges for land clearing in Virginia — by method, acreage, and terrain. What drives costs up, what keeps them down, and how to get an accurate quote.
One of the first questions landowners ask us is: "What's this going to cost?" It's a fair question, and the honest answer is that it depends — but not in a vague, unhelpful way. There are specific factors that drive land clearing costs up or down, and once you understand them, you can get a realistic number before anyone sets foot on your property.
Here's what we see in the Lake Anna area and across Central Virginia in 2026.
Price Ranges by Method
Forestry Mulching: $4,500–$9,000 per acre
Forestry mulching is a single-pass operation. One machine grinds trees, brush, and stumps into a mulch layer in place. No burning, no separate stump grinding — mulched material stays on-site. The price range reflects variation in tree density and terrain — a lightly brushy field clears faster than a dense stand of hardwoods.
The all-in price covers mulching in place — mulchable material stays on-site as mulch. Haul-off is not part of a standard mulching quote; if you want it, it appears as its own line item. What you're quoted up front is the whole price.
Traditional Land Clearing (Cut and Haul): $2,000–$5,000+ per acre
Traditional clearing involves cutting trees, chipping or piling brush, and hauling debris off-site. It's more labor-intensive and requires multiple pieces of equipment. The wide range reflects debris volume — a light brushy lot is cheaper than a dense wooded lot where every tree has to be felled, limbed, and removed.
Add stump grinding ($3–$15 per inch of diameter, or $150–$500 per stump for large trees) if you want stumps removed rather than left in place.
Grading and Site Prep: $1,000–$3,500 per acre
After clearing, many projects require grading — leveling the ground, establishing drainage, and preparing a building pad or driveway. This is typically priced separately from clearing and depends heavily on how much earth needs to be moved.
What Drives Costs Up
Tree density and size. A half-acre lot with 6-inch saplings clears in a few hours. A half-acre lot with 20-inch hardwoods takes most of a day. Tree size is the single biggest cost driver.
Terrain. Flat, accessible ground is faster and cheaper. Steep slopes, wet areas, and tight access points slow the work and sometimes require different equipment.
Debris handling. If you want everything hauled away — stumps, logs, brush — that adds significant cost. Forestry mulching eliminates this by processing debris in place.
Proximity to structures or utilities. Working near a house, fence, or power line requires more care and slows the pace.
Burn permits and restrictions. If burning is part of the plan, permit requirements and seasonal restrictions can add delays and cost.
What Keeps Costs Down
Forestry mulching on the right terrain. For wooded lots without major grading needs, mulching keeps the job to a single visit and a single invoice — debris handling is built into the price instead of billed separately.
Timing. We're generally busier in spring and early summer. Fall and winter jobs often have more scheduling flexibility.
Clear access. A job where we can drive equipment directly to the work area without clearing a path first is faster and cheaper.
Realistic scope. Knowing exactly what you want done — and what you don't — helps us price accurately. "Clear everything" is a different job than "clear the front 2 acres and leave the tree line along the back."
What a Free Estimate Actually Covers
When we come out for a free on-site estimate, we're looking at:
- Tree density, species, and average diameter
- Terrain — slopes, wet areas, access points
- What you want done with debris (mulch in place, haul off, burn pile)
- What the land will be used for after clearing
- Any structures, utilities, or features to work around
From that, we give you a written quote with a flat price — not an hourly rate that can balloon. You know what you're paying before we start.
A Note on Online Calculators
You'll find land clearing cost calculators online that spit out a number based on acreage alone. Those numbers are almost always wrong for Virginia terrain. A 5-acre lot in Louisa County with dense hardwoods and a creek running through it is a completely different job than a 5-acre lot in Spotsylvania with light brush and flat ground. Acreage is one input. It's not the whole picture.
That's exactly why we built our own land clearing cost estimator. It factors in vegetation density, site access and terrain, stump treatment, and debris hauling — not acreage alone — and gives you a preliminary budget range in about a minute.
The only way to get an accurate number is an on-site visit. We do those for free, with no obligation.
